Project Overview

For this project in Eltham, South London, we provided a full temporary roofing solution to support the construction of a new dormer extension. Twin Build required safe, reliable, and weather-protected access so their team could carry out roof works without delays or exposure to the elements.

The property presented a number of practical constraints, so the scaffold design needed careful planning from the outset. Our goal was to create a stable working platform while fully protecting the build area and maintaining safe access around the home.

We installed scaffolding to three sides of the property, extending the structure to approximately 2.5 metres above ridge height. Once the main framework was complete, we installed a fully sheeted temporary roof system. To maximise weather protection, we fitted monoflex plastic sheeting down the sides of the scaffold to eaves level, creating a controlled and protected working environment for the dormer construction.

Scope of Works

Our team delivered a complete domestic scaffolding package tailored to the project requirements. The works included:

• Design and installation of a three-sided scaffold structure
• Scaffold built to approximately 2.5 metres above ridge height
• Installation of a temporary roof system
• Full monoflex sheeting to eaves height
• Bridge section constructed over rear conservatory
• Safe access maintained around the property

Each stage was planned to ensure the build programme could proceed smoothly and safely.

Challenges and Solutions

This project came with several site constraints that required a considered scaffold design.

At the rear of the property, a conservatory prevented straightforward ground-based scaffolding. To overcome this, we designed and installed a bridge section that safely spanned over the conservatory roof. This allowed us to maintain full structural integrity without placing load on the conservatory itself.

Space at the front of the property was also restricted due to a limited driveway area. Our team carefully set out the scaffold footprint to maximise working room while keeping the installation safe and compliant.

In addition, the property shared a side access route with neighbouring homes. We coordinated the scaffold layout to maintain access and minimise disruption, ensuring the installation remained practical for both the client and adjacent residents.

Through careful planning and experienced installation, we delivered a solution that addressed each constraint without compromising safety or usability.

The Result

The completed scaffold provided Twin Build with a fully protected working environment, allowing the dormer extension to progress without weather delays. The temporary roof and full monoflex sheeting created effective all-weather protection, while the elevated scaffold height gave trades safe and comfortable access to the roof structure.

Despite the tight access and rear conservatory, the finished installation remained clean, stable, and efficient. The project ran smoothly, and the client was able to continue works exactly as scheduled.
