Project Overview

NJW Scaffolding was appointed by Jewl Bespoke Construction to deliver a comprehensive scaffolding solution for a new large-scale house block and brick-built development in Chislehurst. The project required a carefully phased access strategy to support multiple trades working simultaneously across different build stages.

Due to the structure’s size and the sequencing of works, the scaffold design had to remain flexible throughout the programme. Our team worked closely with the principal contractor to ensure safe access was maintained at every phase, enabling the build to progress without delay.

We installed a full perimeter scaffold extending over 80 metres, alongside extensive internal access systems to support early-stage construction work.

Scope of Works

Our package covered both external and internal scaffold requirements across the development. The works included:

• Full perimeter scaffold installation around the building (80m+)
• Scaffold lift heights set to suit multiple trades
• Internal birdcage scaffolds to ground and first floor (300m²+)
• Internal scaffold staircase for early floor access
• Adaptations to support roofing works and dormer access
• Phased dismantling and reinstallation to suit the programme
• Ongoing coordination with site management

Every element was designed to keep the project moving safely and efficiently.

Challenges and Solutions

One of the key technical challenges was determining the correct lift heights to accommodate all trades using the scaffold. Different teams required varying levels of work throughout the build.

We resolved this through detailed planning with the site team, setting practical lift positions that supported bricklayers, roofers, and renderers without the need for constant major alterations.

Site access was also restricted, which required careful delivery planning and controlled installation sequencing. Our experienced crew managed logistics tightly, ensuring materials were brought in safely and without disrupting other site operations.

Internally, the build programme required early access to the first floor before the permanent staircase was installed. To support this, we erected a secure internal scaffold staircase, allowing trades to work safely at upper levels from the early stages.

As the project progressed, flexibility became essential. We partially dismantled scaffold sections to allow lower roof construction where internal structures interfered. Later in the programme, we adapted the scaffold to provide safe access for roofers working on dormers.

When groundworks were scheduled, sections of the scaffold were temporarily removed to allow machinery access. Once complete, we reinstated the scaffold to support the rendering phase. This phased approach ensured the scaffold always matched the build sequence.

The Result

The completed scaffold system provided safe, reliable access across all areas of the development throughout the build programme. The combination of full perimeter access, internal birdcages, and the temporary staircase allowed trades to work efficiently from the earliest stages through to finishing works.

Despite restricted site access and evolving build requirements, the project remained well supported at every phase. Our ability to adapt the scaffold quickly helped prevent delays and kept the construction programme on track.
