What Was the Project?

This project involved providing a full scaffolding solution to support the construction of a dormer extension on a residential property in Eltham, South London.

The main requirement was to create a safe and fully weather-protected working environment so the build could continue without delays. To achieve this, a temporary roof system was needed alongside a stable scaffold structure around the property.

What Was Required?

The scope of works included:

• Full scaffolding to three sides of the property
• Structure built up to approximately 2.5 metres above ridge height
• Installation of a temporary roof system
• Full encapsulation using Monoflex sheeting down to eaves level

This setup allowed the construction team to work efficiently, regardless of weather conditions, while maintaining safety and structural integrity.

What Challenges Did the Site Present?

Like many domestic scaffolding projects in London, this job came with several access and space constraints:

• A conservatory at the rear of the property
• Limited space on the driveway for scaffold setup
• Shared side access with neighbouring properties

These factors meant a standard scaffold design would not be suitable. The solution needed to be carefully planned to avoid damage, maintain access, and ensure stability.

How Was It Solved?

To overcome these challenges, a bespoke scaffolding design was created.

A bridge section was installed at the rear of the property, allowing the scaffold to safely span over the conservatory without placing load directly onto it. This was a key part of the design and ensured the structure remained secure while protecting the existing property.

The scaffold was then erected on three sides of the house, extending above the roofline to accommodate the temporary roof system.

Once the main structure was in place:

• A temporary roof was installed to fully cover the working area
• Monoflex (plastic sheeting) was applied to the sides, down to eaves height

This created a sealed working environment, protecting the build from wind and rain while also improving safety on site.

The Result

The finished scaffolding solution provided:

• Safe, full access for the dormer extension build
• Weather protection to keep the project on schedule
• A stable structure despite limited space and access restrictions
• Protection for the existing conservatory

The project was completed smoothly, with no disruption to the surrounding property or neighbouring access.
